Should I pay my mortgage or my other
bills?????
According to USA Today, more people than ever are
electing to pay credit card bills instead of their monthly mortgage payments! Why? Because they can't do both, and they don't want to lose
their cash flow ability. This is a SERIOUS mistake! Increasing balances on credit cards can be a never ending downward spiral to
bankruptcy.
From time to time we all have difficulty paying
our mortgages. The cause could be a medical emergency, loss of job, divorce, death of a loved one or any number of unforeseen
circumstances. It used to be easy to get a second mortgage or line of credit against the equity in your home to pay off unexpected debts or
credit cards. In today's real estate market, however, two things have changed:
1. The second
mortgage market has dried up and become almost non-existent.
2. There may be
no equity in your home. In fact, you may owe more on it than it's worth in today's market.
The ills created by overspending and/or unexpected
trouble can't be corrected as easily as they once were. On the surface it may seem logical to use the credit card to pay bills, hoping to catch
up later. But sooner or later you will realize that you are unable to make both a mortgage payment and the minimum requirement on your credit
card.
If you are faced with the difficult decision of
whether to pay the mortgage or the credit card, it is time to take stock of where you are financially. It is time to get some
help. Don't be afraid...help is available! The first step is to call your mortgage company - let them know what is
happening.

The spiraling foreclosure situation must be
corrected before home equities can begin to climb again. In February's Roshek Report I talked about a "Short Sale." By way of a
refresher, a "Short Sale" can occur when the amount owed to the mortgage company is more than the property is worth in today's market. The
seller must qualify under very specific guidelines and the property must be put on the market at a price which is often lower than the mortgage
balance. Once a bona fide contract is received, we continue the negotiations with your lender until there is a successful closing.
Sometimes the process can take several weeks...and it requires an experienced real estate agent.
